Samyan Mitrtown is a mixed use development comprising One 31-storeyed 48,000-sq.m. Office towers built on top of a 5-storeyed 36,000-sq.m. Retails with A convention MitrTown Hall and House Movie Theatres on Top of Podium. The 3-underground car park can handle over 1,500 car parking lots includes the MRT underground walkway linked directly to the Samyan MRT Station.

The 516-Residentail units Tower is also built on top of Podium consists of 4-storeyed Hotel Guest rooms and 23-storeyed Residential floors.

The site is centrally located at the corner of Rama 4 Road and Phayathai Road with Approximately 222,000 sq.m. construction area.

EEC Lincolne Scott was appointed as the MEP consultants and has been involved in the design and documentation of the M&E Services of Office Tower ,Retail Podium area including Underground MRT walkway.

The office building has been designed and constructed to A-Grade standard with features such as central chilled water VAV system, central pre-cooled fresh air for better humidity control and 24-hour condenser water loop for tenant’s specialist air conditioning plant.

Fresh air units provide increased outside air rates, 30% above those required by the LEED Gold Certified improving indoor environment quality.

Energy savings features include efficient lighting design, VSD motors on pumps and VSD motors of air handling units with VAV systems.

Water efficient fixtures were used to reduce potable water demand, and condensate water was collected and treated at the water recycling plant for irrigation.

A Building Automation System (BAS) that was interconnected with the Energy Management System was installed to allow monitoring for building energy and water performance.

Jet fans were also used in the car park rather than the traditional ducted system in order to minimise clearance and construction costs.
